The site is allocated for redevelopment within Reading Borough Council’s emerging Local Plan and falls within Reading’s ‘tall buildings policy’ area.
The site represents part of a comprehensive redevelopment strategy for the Station Area and is of unique importance in helping to deliver the strategy for how Reading will develop in the future. Further information on the Reading Central Area Action Plan (RCAAP) can be read here.
Our proposal seeks to replace the existing Station Shopping Park with a high quality mixed-use scheme to support the development of the new station quarter into an enjoyable place to work, live in and to visit.
Up to 750-950 residential properties can be provided to deliver a mix of 1, 2 and 3 bedroom apartments, meaning that the proposal will help to meet to Reading’s identified local housing needs.
These new homes will be complemented by vibrant street level cafes, bars and restaurants, providing activity throughout the day and evening. Excellent access to public transport facilities makes this site an ideal location for new housing, which is not dependent on car travel.
The close proximity to the town centre and railway station provides an opportunity to build upon the success of the town centre by developing new high-quality flexible office space, whilst making a significant contribution towards Reading’s established position as the ‘Capital of the Thames Valley’.
Retail and Leisure Facilities
We are being flexible in our design approach so that we could provide space for a hotel, gym/leisure and public services such as a dentist, community hub and other retail outlets.
New landscaped public realm incorporating pedestrian routes and trees through the site will extend public access from the city centre, through the site to the riverfront and beyond, ensuring good access to open spaces from the site and from the Town Centre.
